Overview

Dynamic pricing is the highest-leverage thing most short-term rental operators do, and PriceLabs is the tool most of them use for it. Left to run, it will price a calendar better than a human checking comparables once a week.

What it cannot do is talk to anybody. A two-night gap between bookings is a pricing problem right up until it becomes a conversation problem: the fix is often offering it to the guest already staying either side of it, or to someone who enquired last month and booked elsewhere.

Connecting PriceLabs to ProhostAI keeps the rates flowing automatically and gives the leftover nights somewhere to go. The pricing engine does what it is good at, and the gaps it cannot close become upsells and offers the AI can actually make.

What ProhostAI can do with PriceLabs

Once PriceLabs is connected, its rates reach your listings and ProhostAI can work with what pricing leaves behind.

Setup

PriceLabs connects with an API key from your PriceLabs account.

  1. In PriceLabs, generate an API key from your account settings.
  2. Open ProhostAI and go to Settings → Connections.
  3. Search for PriceLabs, select Connect, and paste the key.
  4. Wait for the first sync to finish, then check that your listings and upcoming reservations look right.

Good to know

  • PriceLabs remains the pricing engine. ProhostAI does not override its rates — it moves them and acts around them.
  • Your PriceLabs minimum-stay and base-price rules keep applying, so a gap-night offer respects them.
  • Connect your PMS as well; that is what lets the AI see which nights are genuinely orphaned rather than merely unsold.
  • Disconnecting stops the rate sync and leaves your PriceLabs configuration alone.

FAQ

Does ProhostAI change my PriceLabs prices?

No. PriceLabs stays the pricing engine and its rules keep applying. ProhostAI moves those rates onto your listings and works on the nights pricing alone will not fill.

What is a gap night?

A short opening between two bookings — often one or two nights — that is too short for most searches to match. The usual fix is offering it to a guest already staying next to it, which is a conversation rather than a price change.

Do I still need my PMS connected?

Yes, and it matters here: the PMS is what tells ProhostAI which nights are actually orphaned rather than simply unsold.

Will it undercut my minimum stay rules?

No. Your PriceLabs minimum-stay and base-price rules continue to apply to anything the AI offers.

How do I disconnect PriceLabs?

Open Settings → Connections in ProhostAI and disconnect it. Your PriceLabs configuration is unaffected.
